10 Ways To Generate More Appraisals

December 18, 2025•4 min read

Listing volumes, open homes, calls made each week…there’s a lot to measure and manage in real estate.

But if there’s one metric above them all, it’s appraisals.

If you’ve read The Hustle Playbook, you already know this, but there’s no harm in stressing the fact: appraisals are the alpha and the omega.

They are the beginning and the end. Appraisals are the first move, and they are the single activity that makes everything else move.

Not listings. Not opens. Not GCI. Appraisals. Plain and simple.

A simple truth

Appraisals are critical for a simple reason…

  • You cannot sell what you haven’t appraised.

  • You cannot list what you haven’t booked.

  • You cannot grow without building the pipeline first.

Appraisals are the tangible metric that starts the ball rolling.

A simple question

If appraisals are the activity that moves the needle, it begs the question: how many appraisals did you do last week? How many are booked this week? And what’s the plan to add more appraisals to your calendar today, tomorrow, and next week?

Every other number lies downstream from the volume of appraisals you do. And when you own that metric, the whole game changes.

10 ways to create more appraisals

So, if appraisals are the metric that requires your singular focus, the next question becomes how do you secure more of them?

Well, it happens in a host of ways, but here are my top 10 methods:

1. Open homes

We all know open homes aren’t just for potential buyers. They’re also the place where prospective sellers come to gauge how good you are at what you do.

And then of course there’s also a good chance a keen property buyer will need to sell their existing home. Following up after open homes is one of the best ways to secure more appraisals.

2. Buyer Calls

Buyer-matching calls open the door to gentle value conversations, and many buyers will share that they need to sell first, making it the perfect moment to offer a helpful, no-pressure appraisal.

3. Cold Pipelines

Touching base with pipeline sellers who’ve gone quiet isn’t about pushing. It’s simply checking in, and often that little nudge is all it takes for them to re-engage and request an updated appraisal.

4. Client Check-ins

A warm SMS or anniversary call with an offer to update people on market conditions is a simple, friendly prompt that reminds past clients you're here to help and usually leads to more appraisal bookings.

5. Handwritten Notes

A personal “just a note” card dropped into key streets shows genuine care and presence, and homeowners often respond by asking for an appraisal because they feel seen, not sold to.

6. Buyer Letters

A neighbour letter saying, “We have a buyer who missed out. Would you consider an off-market sale?” creates real interest and often leads owners to seek an appraisal so they can understand their options.

7. Sold Campaigns

Sharing sold stories and quick posts with a gentle CTA, such as, “Curious what your place is worth?” is a friendly way to invite people to reach out, and it reliably generates appraisal inquiries.

8. Door Knock

Knocking on doors around a recent sale with an approachable, neighbourhood-focused message helps people feel comfortable, and many will ask for an appraisal just to see how the sale affects their own value.

9. Referral Ask

Simply asking, “Who do you know that might be thinking of selling soon?” during everyday conversations keeps things warm and conversational, and often brings appraisal leads you wouldn’t have found otherwise.

10. Investor Calls

Checking in with investors and landlords with a genuine, data-based question like, “Have you thought about selling with the way the market’s been moving?” usually leads to them requesting an updated appraisal for clarity.

More appraisals…every week

You can always find a way to occupy your time in real estate. You can fill your week from start to finish with countless hours of ‘busy work’. But let’s be honest, busy isn’t the same as productive and nine times out of 10 that ‘busyness’ is just avoidance.

Appraisals – setting a target number of them, securing them, and attending them - is where the magic happens.

You don’t need 100 moves. You just need one obsession: More appraisals, every week. Everything else is noise.
