Are You Liked...or Trusted?

September 23, 2026•5 min read

There is a difference between being liked by a client and being trusted by one, and many agents confuse the two.

The reality is, it’s easy to have the conversations people want to hear. It’s much harder to have the conversations they need to hear.

But some of the most important moments in an agent's relationship with a client happen when expectations need to be challenged, difficult realities need to be explained, or decisions need to be questioned.

The best agents don't avoid those moments. They lean into them.

The price conversation

Perhaps no conversation is more commonly avoided than the one about price.

A vendor has an expectation. The agent knows the market may not support it. And somewhere in between sits the temptation to simply agree, secure the listing and worry about the difficult conversation later.

The problem is that later eventually comes. It comes when the property has been on the market for three weeks without an offer. It comes when comparable properties sell below expectations. It comes when the first price adjustment needs to be discussed.

The difficult conversation doesn't disappear because you avoided it. It simply becomes harder. Great agents understand that being honest about price isn't negative. It’s part of the service they provide.

A client doesn't need an agent who will simply agree with them. They need someone with the confidence to explain what the market is telling them and the experience to help them make sense of it.

The market isn't responsible for every outcome

Market conditions matter, of course they do, but blaming the market can sometimes become an excuse for avoiding the real conversation.

If a property isn't generating inquiry, why? If buyers are inspecting but not making offers, what are they telling us? If competing properties are attracting more attention, what is different about their position in the market?

Sometimes the answer is price. Sometimes it is presentation, marketing or timing. The important thing is being willing to have the conversation.

A great agent doesn't simply tell a client that "the market is tough". They help them understand what is actually happening and what options are available.

Information without leadership can leave clients feeling confused, but honesty, combined with guidance, creates confidence.

Timing isn't always about waiting

Another difficult conversation involves timing. Clients will sometimes ask whether they should wait for a better market, better interest rates, more buyer confidence or the perfect time to sell.

Sometimes waiting may be the right decision, but sometimes agents avoid giving an opinion because they don't want to be seen as pushy.

The reality is that clients are often looking for guidance. They may have information, but information and clarity are not the same thing.

A trusted agent should be prepared to ask the questions that help people make better decisions, such as:

  • What are you waiting for?

  • What would need to change?

  • What is the cost of waiting?

And perhaps most importantly, does the decision support what you are ultimately trying to achieve?

These aren't easy conversations, but they are valuable ones.

Saying what needs to be said

Great agents also understand that trust isn't built by agreeing with everything a client says. It’s built when clients know that your advice is genuine.

That means being prepared to disagree. It means questioning unrealistic expectations. It means explaining when an idea may not be in someone's best interests. And sometimes, it means having a conversation that the client doesn't particularly want to have.

That doesn't mean being confrontational. Courage and arrogance are not the same thing. The way you have the conversation matters. Listen first, understand what the client wants, explain the evidence, share your perspective clearly and give them the space to make their own decision, but don't confuse silence with good service.

Avoiding the conversation creates a bigger problem

Most difficult conversations become more difficult when they are delayed. A small issue that could have been addressed early can become a major source of frustration later.

This is true with pricing. It is true with communication. It is true when expectations around marketing, buyer feedback, timing or negotiations are unclear.

The conversation you avoid today may become the problem you are trying to solve tomorrow.

Great agents understand this. They don't look for conflict, but they don't run from it either. They understand that their role isn't simply to make the process feel comfortable at every moment. Their role is to provide leadership.

Courage builds trust

Clients may not always agree with your advice, but they will remember whether you were honest with them.

They will remember whether you had the courage to tell them what you genuinely believed, and over time, that is where trust comes from.

Real estate is a relationship business, but strong relationships aren't built on telling people what they want to hear. They are built on respect, honesty and the confidence to have the conversations that matter.

The best agents aren't necessarily the ones who avoid difficult conversations. They are the ones who know how to have them. After all, avoiding the conversation might feel easier in the moment, but courageous conversations build trust, and trust is the foundation of every great real estate business.
