Three Questions That Move The Needle

November 06, 2025•3 min read

One of the most important things we can do as real estate agents is to listen. And I mean really listen to what our clients, and prospective clients, are telling us about what’s going on in their world.

After all, our role above all else is to help solve problems and get people from A to B. We are here to ensure they get from where they are now to where they hope or need to be.

But taking in this information isn’t just about knowing more. It’s also about asking the right questions at the right time.

Asking, truly listening and then genuinely seeking to understand is one of the most powerful human (and business) superpowers we can embrace.

What do I mean? Well, here are three ridiculously simple questions that turn interactions and callbacks into needle-moving conversations…

The trust winner

When you meet a buyer for the first time, ask: “What’s been the biggest frustration in your search so far?”

Simple, right? But here’s why it works.

They’ll tell you exactly how to win their trust. Whether it’s poor communication, missed callbacks, or feeling unheard, their answer gives you a roadmap to do it differently.

And when you follow through on what they tell you? That’s when they start to see you as their agent.

The listing clincher

When you’re pitching for a listing, try this: “What’s most important to you about the agent you choose?”

This question shifts the focus from you to them. It invites the owner to articulate what great service looks like for them, whether it’s reliability, results, communication, empathy, or energy.

Listen carefully. Then mirror it back. Show them, through your words and actions, that you are exactly what they’ve described.

That’s how you differentiate yourself. Not by talking loudly, but by really listening.

The Deal-Maker

In a negotiation, clarity is everything. So ask: “What would need to happen for you to say yes today?”

This question brings everything to the surface. It removes guesswork, identifies barriers, and invites collaboration instead of confrontation.

When people feel understood, they become open. And openness leads to progress.

Simple, but so effective

These might be three simple questions. But they’re also three ways to create more meaningful conversations.

They provide three opportunities to shift from being an agent to being an advisor.

Use these questions in your next call, meeting, or negotiation, then see how quickly the energy changes when people feel heard.

Listening is your superpower

We all know real estate isn’t about property, it’s about people. And if you really want to connect with people, you have to get good at asking the right questions then really listening to the answers people provide.

When you ask insightful questions and take the time to listen, we stop being another agent and start being a trusted advisor.

We move the conversation from transactional to transformational, with the right question often far more powerful than even the most highly polished pitch.
